The real estate market
is always moving. It is not just supply and demand but law, taxes, town-planing, environment, quality of the building, economy, natural risks,... Our analysis of the property take all this features into acount. As an example, people are afraid of buying a house which can be flooded in some regions. We help
you to be aware of all good and bad features and really now the current value of the property and ist possible evolution in the future.
We are professional valuers, not estate agents. The Group we belong to (CEACE – Chambre des Experts Agréés de la
Communauté Européenne) requires from its members a minimum of education to ensure we match the standards of professional competence. The requirements are first an in-depth knowledge in law, building
construction, professional practice, investment analysis, valuation standards, real estate market, principles of economic theory, environmental protection…

When do you need a valuation?
You may require it for
yourself, before buying or selling a property or in many other cases: heritage, taxes, credit, sharing, investment... for banks, notars, Administrations,... Our estimations are certified and can be shown to these
requires.
Properties can be various: mas, villa, house, apartment, hotel, camping,...

What are the principles of a valuation?
There are sevaral
values, according to the purpose of the valuation. We look either for the market value, the value of the plot + construction or the value regarding the rental possibilities.
Surfaces can be also various,
living-area, surface taking into account part of outside buildings if relevant, gross surface, legal surface (Law “Carrez”,...),...
Method chosen depend as well on the purpose. we can compare properties
with other properties that have been sold recently, calculate the profitability if renting or detache the value of the plot from the value of the building.
